- Questions and Answers
- What is a Pre-Purchase Home
Inspection?
- A Pre-Purchase Home Inspection
is a careful, close examination of the major components of a
house or structure prior to its purchase.
-
- Do we have to sign a contract
for the Inspection?
- Yes! This helps protect both the homeowner and the
Inspector.
-
- Why should I Have a Home
Inspection?
- A Home Inspection should be
performed to determine that you are really buying what you think
are buying, regarding the condition of the property. It will
give you an opportunity to get to know your home before you buy
it.
- What will be included in
the report?
- As applicable, condition of
the structure, basement, heating and cooling systems, plumbing,
bathrooms, electrical, kitchen, attic, interior and exterior
walls, windows, doors, roofing, grounds and more will be contained
in the written report with over 2000 points of interest to the
inspector.
-
- Should I be there at the
time of inspection?
- YES! If only you have concerns you should accompany
the Inspector during the inspection. This allows you to ask questions
of the Inspector and to have the Inspector answer your questions.
But for an inspector to properly evaluate the situation he should
be allowed the concention to do the very best job possble. You
also will have your time to look over the report and then question
the inspector at a later time that is welcome to you.

-
- What should I do if the
Home Inspector finds a problem ?
- As much as we would like it
to be, no home is perfect. The Home Inspector may find defects
which you did not notice when you first viewed the home. Most
such defects can be readily cured or tolerated as is. Seldom
would one of the defects be reason not to purchase the home.
You should discuss any defect with the Home Inspector for a better
understanding of any major problems. Then you should talk with
your Realtor. Your Realtor is a professional, trained to handle
such matters.
-
- How do I pay for the Home

- Payment in full will be expected
at the beginning of the inspection. At the time you make the
appointment for the inspection you will be told the fee. You
may pay by cash, or check. (VISA or MasterCard is coming).

the home and to evaluate them based on the expectations of the
purchaser.
2. A Home Inspector does an objective examination of the home
and isn't subject to the stress, excitement and anxiety which
may distract the purchaser who is trying to evaluate the new
home.
